critical look at a property taking into account all facets of the
building from the roof to the foundations including all structural
components such as roof and wall framing.
The various sections
of the structure are described and problems highlighted in an easily
read comprehensive report.
An important part of this report is the list of essential repairs, which
in our opinion is a must for a prospective home buyer. This report can
incorporate all building types including homes, units, commercial and
industrial complexes.

We are fully qualified
and licensed pest inspectors. When a pest inspection is combined with a
pre-purchase property report it is a meaningful document for lending
bodies, purchaser and vendor.
Our pest inspection not only covers roof, sub-floor area and interior. It
also includes fencing and exterior buildings and identifies the type &
extent of pest damage done and cost of treatment.
Our report does not address non-structural pests eg; bed bugs,
cockroaches, fleas, mice and rats etc, as these do not affect the
structure. However the report identifies structural pests ~ termites,
borers, wood decay, fungi, wood delignification
and mortar bees.

The easiest way to
minimise problems in building is to identify potential problems before
they occur and manifest themselves into costly repairs. We carefully check
contract documentation in particular; dimensions and building methods
employed.
Our inspections, depending on the project, are generally carried out at
the following stages:
1. Foundation
2. Roof and timber frame
3. Prior to hand over
This service is particularly helpful in that we pay careful attention to
the quality of work and materials used - areas which in many cases are
outside the ambit of the council or real estate valuer's inspection. The
client has a licensed master builder with many years experience not only
checking workmanship but relating the works to the contract price.

We can undertake the
assessment of any type of building with relation to compliance with
regulations regarding fire safety and equipment.
This is a highly specialised area and although we can offer an opinion on
compliance of a structure, considerable discussions may be required
between us and the local Council, especially in the case of older
buildings where the type of construction may not meet with today's
standards.
We can respresent the client's interests and negotiate with the Council on
their behalf.
We can also carry Annual Fire Safety Inspections (form 15A).

our advice is sought with regards to costs, procedures and general day to
day running of a building project.

Mediation is defined
as a process whereby parties to a dispute resolve it by agreement under
the guidance of a neutral third party, whose role is to act as a catalyst
in bringing the parties together in informal negotiations, without any
"decision".
We can act as mediators in this situation.

Associate Member of the Institute of Arbitrators and is available to
conduct arbitration in building matters specialising in structural pest
damage such as that damage caused by termite, borer and fungal decay.
John having qualifications in both
building and pest as a licensed master builder and fully accredited pest
operative.

As expert witnesses we
are called upon to advise parties undertaking mediation, litigation,
conciliation.
Our advice is presented in the form of a report with our opinion on all
those matters in question. We are available to appear in courts,
arbitrations, mediations through the Department of Fair Trading hearings.
When a party to a dispute wishes to take the matter to the Department of
Fair Trading for a decision to be handed down by a "Member", it is
strongly recommended that we prepare a report which forms the basis of the
complaint.
